A per-square-metre figure is useful for understanding a quote, but it does not tell you everything about the job. This guide shows how to measure the area, identify the work you want and ask Pane and Simple for a price based on your own patio or driveway.

How should you use published patio-cleaning prices?
Checkatrade publishes an indicative UK range of about £3–£4.50 per square metre. Its guide also notes minimum charges and additional work. Treat that as context for a conversation, rather than an offer from any particular local company. The source was checked on 7 October 2026.
For illustration, 20 m² multiplied by that benchmark gives £60–£90 before considering minimum charges or extras. That arithmetic is not a quote from Pane and Simple. Contact us for a confirmed price rather than budgeting from a national average alone.

How do you calculate your patio area in m²?
Multiply length by width, using metres for both measurements. A rectangular patio five metres long and four metres wide is 20 m². For an L-shaped space, divide it into two non-overlapping rectangles and add the results.
For example, a 5 × 4 metre section plus a separate 3 × 2 metre section totals 26 m². List steps, adjoining paths and other areas separately so nothing is counted twice. Approximate ground-level measurements are fine for starting an enquiry.
- Measure the areas you actually want cleaned.
- Note the surface type in each area.
- Exclude beds and permanent structures from the floor area.
- Identify extra paths or steps in the enquiry.
Why does the paving material matter?
Natural stone, concrete and block paving should not automatically receive the same treatment. Marshalls advises matching pressure and cleaning products to the surface, with particular care around natural stone and joints. More force is not a substitute for the correct approach.
Tell Pane and Simple about any loose slabs, crumbling joints or previous sealant. If you do not know the material, describe it and offer photographs taken from ground level. The cleaning method will be agreed with suitability in mind.

Identify whether the price covers only the main paving or also edges, steps and connecting paths. Ask about stains you specifically want improved rather than assuming every mark will disappear. Mention limited access, furniture and water-supply arrangements so the quote reflects the visit.
For block paving, discuss whether re-sanding is needed and included. Pane and Simple lists block-paving re-sanding as an optional extra. Do not assume sealing, repairs or specialist stain treatment are included unless explicitly agreed.

Is a small patio always cheaper per square metre?
Not necessarily. Travel, preparation and setup still take time. Ask for a total quote and whether a minimum charge applies.
Is re-sanding included?
Block-paving re-sanding is optional. Specify it when enquiring so the work and price can be confirmed.
Will pressure washing remove every stain?
No result should be assumed for every surface or stain. Describe the marks that matter to you and ask what improvement is realistic before agreeing the work.
